Shaun Harvey is absolutely correct; we are taking the p!ss. Forget the fact that many of the big clubs have devalued it over the last 20 years, it's been a joke of a competition for longer than I care to remember. The early rounds have been regionalised then nationalised and then regionalised again....

I do this in London because the hard water develops a scummy film as the tea is brewing. For some reason, adding the milk before removing the tea-bag seems to draw the film onto the bag as it's subsequently being removed.

Great OP with one exception, and that's the suggestion that Frank Casper's reign was among the worst in BFC's history. Depends where you live, happyclaret. I live in outer London and the cost is generally about £250/sq ft to shell specification which I can corroborate with my current extension which is costing £57,000 to deliver a 225 sq ft floor area.
