Estate Agents Advice
I’m looking to sell my house at the start of next year and I’m just looking for a bit of advice about which agents are the best to use. I’ve previously tried with Entwistle Green and Bridgfords and didn’t particularly rate either.

We sold our house through Bridgfords and the process went well so no complaints regarding that, but I think they undervalued our property by around £10k.
Stay away from richard kendall.

As someone who used to work for them, Keenans are good and are certainly persistent when it comes to speeding up the process believe me

You would be crazy to use a high street agent in this day and age. Online all the way, they will come and take photos then get you on Rightmove, that’s all you need and it’s a fraction of the cost

Going back 14 years now,I had three estate agents around to value my house ,valued it around 250k..Did it mesen and Sold it for 275k.. No grabbing estate agents fees to pay and a good solicitor to get the sale through quickly.

I'm looking to buy at the moment and a few of the properties I've looked at have been on PurpleBricks. Sorting viewings out was a real hassle. Before I started looking in earnest I'd have agreed that online would be a good option but a good estate agent does way more.

A good agent will get you a higher price, better photographs, better property details, get you online on all 3 major search sites and get you more viewings with prospective buyers being shown around professionally.
Purple bricks etc are ok and cheap but they don’t have a database of people looking for your sort of property in your area

As I understand it, correct me if I'm wrong, online estate agents like Purple Bricks get the same fee regardless of whether the property sells or what price you get for it?
If that's true then there's no reason for them to do anything but the bare minimum is there?
I might need to sell a property in Burnley myself soon so also interested in people's experience.
When I sold my last place in London the local estate agents pictures were so bad I had to retake them myself!

Personally when I see a handwritten ‘For Sale’ sign written in black marker in a white board with a mobile number it puts me off.

Not sold a house with them but Hilton & Horsefall always have impressive pictures of the properties they are selling. As a buyer, to get me through the door I would say it is pretty important.

Same here. Can you imagine the hassle if the sale hit any snags? Dealing with someone who may or may not pick up their mobile phone. My sister used them to sell a house after I recommended them to her (one of the owners is an old friend). They took pictures at 9am, got a viewing at 1pm and it was “sold” at asking price by 5pm the same day. I would say whichever you choose to go with make sure they are linked to onthemarket, zoopla and any other major property site. When I have been looking to buy houses that’s the first place I look at the more exposure the better.
I used a local estate agent the last time I sold my house top tip from that was i went in before selling and asked if they had a waiting list of people wanting to buy the type of house I was selling obviously not telling them I had one for sale. One estate agent had a list of 3 people waiting and said they would add me to the list I said don’t bother I’ve got the house to sell they sold it within 2 days maybe I got lucky but worth going in and asking.

I agree, their pictures have persuaded me to view homes in the past. Their agents are quite personable and friendly as well, especially compared to other agents.
