IF they did decide to build on that land on Molly Wood Lane (very very unlikely) would it be classed as an out of town ground? Ok it isn't in the town centre but it wouldn't exactly be out on a limb either. It could/would have direct access to the M65 AND be close to amenities/pubs for the supporter...

Here me out, how about this as an alternative? I appreciate your effort but every away fan will be in that vicinity A home fan that accesses you from behind the North stand would now have to trek all the way round through every away fan before the match all the way back round the cricket and football ground if in the Longside and all that again...
