For Steve. House price increases in Britain in the last year

Steve,
Your former town Rawtenstall has seen the biggest increase in house prices in BRITAIN in the last year. 21%. Average price gine up from £208,000 to £252,000.
No wonder the M66 is like a car park at certain times. More and more houses are being built too. Government dictat apparently. BUT no renovating existing and often nice terraced houses. No have to be new. And of course very affordable 4/5 bedroom executive homes at up to £800k. Well done government and council. Another few hundred cars on the already crowded roads oh and no commercial railway connection.
The town is a hotspot for middle class young Mancs.
Hope you retained a property in Rawtenstall Steve.

Is that aimed at me Staying up,Rawtenstall is booming and it's lovely to see,beautiful countryside to walk and loads of new bars opened,sadly I didn't retain my property in Rawtenstall the ex wife did

Yes Steve for yiur attention. Changed from Down behind the gasworks and all those factiry chimneys belching smoke out. But it is now one of the most polluted towns in UK. Traffic fumes.

Still a fantastic place to live mate,for all its faults a short walk up Lomas Lane takes you into the most beautiful countryside with stunning views across the valley from up near Low Lodge,agree about the Manchester faces though...not a good addition to the valley.

I am just taking advantage of this boom at the moment. 61% increase on a property that we have lived in for 5 years although we have modernised it.
We are taking our money and running with the area (Loveclough/Crawshawbooth) about to be saturated with new houses popping up all over the place with plans for many more.

Well you never know. These are well off. The latest import is a footballer originally from Madeira, can't just bring his name to mind. But a few Burnley players lived in the valley and sone still do.

Its a lovely area best part of the valley for me. But as you say going to be changed with development. And tge traffic omg.

Bought a house in Rawtenstall 15 years ago for £50, 000, now valued at £160 00, not sure if that's the norm for property prices increasing or not.
Agree that loads of Mancunians now living in Rossendale, the thing is.....houses and houses being built left, right and centre but the roads can't take them ! The traffic is horrendous at times in Rawtenstall...but as Steve says..some great bars for a beer.

Agree. Traffic is awful..in fact its ruining the place. Great council in Rossendale. Money mad and numb. Summed up by their leader. No new infrastructure to.cope with imcresse in population and council say that is a different matter. Not connected. Like them they're no connected.

To be fair, pressure to build comes from central government. If the council refuse permission and are overturned on appeal they end up paying the costs. They are between a rock and a hard place. Similar with selling off council or school sports and recreation areas.

I don’t agree with that. The planning system is a mess and most local authorities completely stifle development, even on allocated housing sites when they have housing needs to meet.

Know what you mean but in this case I think not. Unless of course the house and the three top range cars are all bought on credit and the buyers are up to their eyeballs in debt.

Perhaps the developers keep the numbers of houses lower to avoid building affordable houses. And then come back and build some more. Either way they’re getting away without building them. I doubt it’s the council’s fault though.

Not true. There’s a 95 unit development on the Dark Lane (Ross Utd) ground currently under construction which is 100% affordable housing. Not sure if you would class that as Rawtenstall but it’s in the same local authority. I just googled new housing Rawtenstall and there is a Taylor Wimpey development on Burnley Road which has a percentage of affordable homes. The market sale homes are also predominantly 3 bedroom.
Obviously the smaller sites will be more orientated to the larger end of the market as this is the best way to make the development stack up and will most likely fall below the threshold to provide affordable housing.

Gentrification. Always remember Rawtenstall as a right backwards place a while back being an outsider. Now, there's some great drinking holes and places to eat and pretty pleasant.
