Booked a refundable Air BnB property in London yesterday for the play-off final weekend, anyone else planning ahead ,just in case ?

Thought about it. Trains likely to be a nightmare with it being bank holiday weekend though so difficult to plan ahead.

Trains from £25 from Leeds but timetable not confirmed, so could be subject to disruption from engineering works.

People planning to get the train from Leeds need to be mindful that this could clash with their Championship victory parade. There's likely to be hundreds of thousands of people travelling into Leeds from all directions so the city could see severe network delays on the trains coming in and out of Leeds

Kick off time hasn’t been set yet but doubt it would be at 12.30pm. There’s no PL fixtures that day, they’re all on the Sunday. More likely late afternoon like the league one was last year.

You and Bordeaux are correct…..
I’d Googled the play off final date and this came up first - I’d assumed that it was referencing the final time / date, but as you say, that’s the last game of the season. Apologies for any confusion, my mistake.
I’d assume it will be a three o’clock for the final. They ideally are, aren’t they?
