Sorry I meant new as in what they are doing with the existing building. It will not be recognisable.
Why? What are they doing with it?

Please let it be something good. The Keirby is an absolute stain on the town now. It's terrible. Awful approach to the Turf when coming down Church Street.

It really does need to come down. Re-cladding it is just polishing a turd.

Worryingly, the easiest and most profitable option in the current economic climate for the building is to turn it into a tax-payer funded doss house for immigrants.

Pretty sure he covered the renovation of a property in town previously

Think it was what was “Garden Bar” on St James

Please let’s not get this thread closed down guys.

It’s a useful source of information on a prominent building in our town centre that is in desperate need of replacement or refurbishment and something seems to be happening, so let’s not start the bickering.

You really have no clue what you are talking about do you Rowls ?

Not only are you an ignorant bigot but you have no idea what is happening in the commercial property sector. But as usual even on subject matters where you are clearly clueless you will still manage to find a way to shoehorn your political views.

Yep it’s definitely been an eyesore for a number of years but pleased to tell you that should change for the good based on the refurb plans I have been told and the track record of the new owners on previous projects.

The centre of burnley is slowly improving. With the new kierby project and other things I know are happening in the centre it will hopefully be on the up in the next few years.

Exciting to read. Any tidbits you can share “on the other things” happening?

The new owners here have a very good track record which is one of the only reasons I held out some hope for what had previously been reported.

Also, if I win the Euromillions tonight I will also be investing, so keep your fingers crossed :D

No not really at this stage other than aesthetically The Kierby should look pretty cool and be a marked improvement of course on the existing building.

The other potential building projects in the town centre will hopefully start to take shape for people to see in the next year or so.

The Keirby Hotel, despite its dillapidation, a very large and very empty hotel. You might have forgotten its a hotel, but the clue is in the name.

You also might be puzzled by why the potential housing of immigrants gets mentioned on a thread about large, empty hotel but the vast majority of people (many of whom may have voted recently) will understand the relevance here, on this thread dedicated to a large and empty hotel sat in the middle of Burnley.

I've no desire to discuss politics on here because it's a banned subject but if you want to understand the relevance, just get yourself out and about and speak to some regular folks.

Yes, we wouldn't want the housing of immigrats to end up being a political talking point. We might end up with Nigel Farage's lot running the local council or something unthinkable.

Here's hoping.

With the increased costs of places like Manchester (not just for living but also for leisure), it opens up opportunities for smaller towns to thrive...

Well you seem to know so much about what is happening with all the properties in Burnley

Shall we just see which one of us is going to be correct then Nigel ?

£500 to UTC charity of choice

I pay if it ends up a hotel of your description - cheap cladding, full of immigrants, tax payer subsidised etc

You pay if it ends up by some miracle being just a normal privately run hotel without all the nonsense sh-ite you are predicting.

For once why don’t you not ruin every thread you contribute to and agree to the wager and we’ll just see how it all pans out and who is right or wrong.

Oh I see now. I see what's happened. I've underlined part of your post for a reason which hopefully will become apparent below.

Look, you don't know me and I don't know you. At least I don't *think* we know each other. You might have a PHD in rocket surgery from the University of Oxrbidge for all I know and I'm sorry I took the mickey out of you and said you sounded like you were being scripted by the writers of a cheap daytime soap like The Bureau de Change or whatever.

However, you've made a simple error of comprehension in terms of what I've posted. Let's take a look at my post again together. Here it is in full:

This is my opinion on what I think *would* be bad decisions for the site. This is different to saying what I think *will* happen to the site.

I know what I would like to happen to the site.

I don't know what will happen to the site.

Hopefully you can see the difference between these statements now and understand their meanings.

What I posted wasn't "my view on how the Keiry Hotel will end up". It was expressing my fears of what *could* happen to the site.

Let me know if there's anything else I can clear up for you and sorry again for taking the mickey.

The master of rabbit holes strikes again.

So you post something referencing a scenario of how the building might end up including your bullshit and ignorant view that scenario is the most profitable option but that’s not actually your view of how the Kierby will end up.

Shall we all just list our opinions on what could be bad decisions for the site then ?

A Blackburn Rovers Museum
A concentration camp
Nuclear power station
The Reform Party new HQ (we could meet up for a pint and lovely chat then)

I wouldn’t be getting too giddy about some scaffolding as there are no live planning applications lodged, or approvals for the site.

That's what prompted me to post today - what permissions / approvals would be needed to turn what is essentially still a hotel, back into a hotel? Any at all?

I know it had a very short life as a kind of 'campus' accommodation for the University of Football Business but how are building uses classified and are they still in place?

These are genuine questions.

There wouldn’t be an application required if there isn’t a change of use, but there would be for significant alterations to the external appearance.

Whoever originated this is absolutely correct regardless of planning applications. There are big plans for it and the money is coming from somebody who has grown up in the town.

He's also put money into certain improvements that will take place in Towneley Park I believe or leading down to it.

Spoke to the lads in barbers this week, building plans had changed and is it not coming down. Modernising the hotel and shop units below.

I'm comfortable with the other projects the new owners has in town that it will look ok, literally can't look any worst!

Just for some background, there was a real eyesore building in Salisbury. Derelict and vandalised over years. You (and me) would say..knock it down.

A company came in and revamped it. It looks and is working modern office, that looks the part, now.

Does not mean the plans for the building have not been drawn up…..they have.
Does not mean that the owner has not had pre planning applications and meetings with the council either. There’s loads of work that needs doing before you get to submitting a planning application - especially on a project or this size.

Few posters have said now that the only thing that could improve the building is to demolish it. Given some of the work already done on lots of buildings in burnley in the last few years this just baffles me.

Yes I’m well aware of all that. I was just pointing out that the scaffolding is unlikely to have been erected to facilitate any significant redevelopment seeing as planning hasn’t even been lodged.

The scaffolders are fully aware of the proposed plans.

I have no reason to doubt that. That’s not the point I’m making.

Not sure what the point is you’re making tbh.

We know that planning has not been agreed yet.

was simply providing what I believe is going to be positive news on the building based on the background of the new owner and the plans that have been drawn up. It’s also very much in the context of what I know the council are proactively doing with developers and their plans to improve the town centre of Burnley and specifically a number of buildings. Personally I would be amazed if the plans would not be agreed - it’s quite the opposite they are being encouraged and in some cases the council are working with developers to obtain things like Heritage grants.

I posted what I know to counter some of the stuff being posted about the building being better demolished and also the utter nonsense posted by a certain other poster.

Superb. The more of our heritage buildings that are restored and brought back in to use the quicker Burnley could realise its potential.

The work on St James’ Street Heritage Action Zone give a little glimpse of how special our town centre could be.

when I came in march 2024, probably one of the first things I noticed was this motel and it looked terrible. The only good thing was that it was a great visual land marker in case I got lost.

My only point was to the people expecting som major redevelopment work to be imminent due to some scaffolding being erected, which is obviously not the case as planning hasn’t even been lodged. The rest of your information is obviously good news for the area.

I did hear that the Keirby, sparrowhawk and some place near aldi were all student accommodation for the now defunct football uni.

It's looked terrible for the last 30 years
